Case Study

RMNEF is a British national children’s educational charity which provides funding for the needy British children of Merchant Navy seafarers.

Following a strategic decision to dispose of its substantial 500 acre estate at Bearwood, Wokingham; the charity instructed Damian Comerford as its professional advisor on this intended disposal.

The charity accepted Damian’s advice that the Estate be disposed of as a series of lots and, following a comprehensive marketing campaign, terms were agreed for the conditional sale of a significant part of the estate comprising some 120 acres to Reading Football Club for their new football academy.


The agreed sale was subject to the receipt of planning permission by Reading FC for a comprehensive redevelopment of the former Bearwood Golf Course to provide an iconic training ground, the conversion of some of the existing listed buildings, the construction of a new academy building and new residential accommodation.


Damian represented RMNEF in all negotiations for the terms of the sale with Reading FC and worked closely with Hilmi and Partners, solicitors to RMNEF, through to completion of the sale in September 2015.

Case Study

Optalis are one of the first local authority-owned trading companies in the country created to provide adult social care.


Optalis were seeking their own quality office accommodation within Wokingham to provide high quality care and support services. Andrew Pickup the Managing Director of Optalis commissioned Damian Comerford to advise the company on the type of office accommodation that would best suit the company’s needs and availability of suitable office buildings which would best meet the brief.


Following an initial briefing a number of offices were identified and inspected with the client and their team. The company were then advised as to the market value of the offices and the most advantageous terms that might be available. Following a decision by the company as to the preferred office building Damian conducted all negotiations and agreed terms which were highly competitive and Optalis were advised on length of term, rent, incentives available and the repairing liability.


The company solicitors and Damian worked as a team every step of the way to ensure the deal was delivered on time and on the most advantageous terms available. The company expect to move to their new offices at Trinity Court Wokingham in April 2013 following an extensive fit-out.
